DUPLEX AND ACCESSORY DWELLING UNITS (ADU)

COMING SOON: New construction of a custom-designed duplex and two accessory dwelling units, adjacent to campus. The homes will be for lease to CSUN faculty and staff when completed. The plans offer eye-catching curb appeal while still meeting the needs of faculty and staff. The University Corporation (TUC) is a forever owner. TUC's highest priority is owning and maintaining homes that play their part in maintaining the property values of the surrounding neighborhood.

THE PROJECT: Two different models face the street to add interest, with two more units behind them. The overall design of the project is respectful of the ranch style homes in the community, with a dash of contemporary. Quality materials, utilizing different but complimentary colors, will add visual interest and differentiation between the two street facing units.

Modern homes typically have a double car garage at the front of the house. TUC's project places the parking in the rear of the property, allowing space for more curb appeal, and a direct connection to the community with front facing homes. The street facing ADU will also feature a front porch. The exterior of the homes will be a warm chelsea and husky gray, a combination of stone and brick veneer along with board & batten siding.

The below concept rendering shows the current landscaping plan, which will be both drought tolerant and aesthetically pleasing. Northridge is known for sprawling ranch style architecture and landscaping, which is reflected in the picket fencing, private yards, and harmonious landscaping which will match the look and feel of the surrounding neighborhood.

Site Layout

The site layout achieves the goal of providing adequate parking in the rear, out of the view of the street. In total there will be eight parking spots, two for each of the four units. All four units will be expertly designed to integrate indoor-outdoor living and each will have a private front and back yard. Quality landscaping will be drought tolerant and professionally designed to provide shade and green foliage. Northridge is known for property setbacks and sprawling ranch style landscaping, which will be reflected in this property.

Floorplans

The architect is exercising great creativity in designing functional living spaces and inviting exterior spaces. Faculty and staff will find clean lines in these modernized smaller house plans with cozy warm spaces.

The duplex and ADUs feature the following amenities:

  • Open floor plan with large windows, inviting natural lighting into the space.
  • High vaulted ceilings-living room and kitchen; 10-foot-high ceilings in bedrooms with 8-foot interior doors – creating a larger feel to the space.
  • Kitchens featuring top appliances, built-in dishwasher and microwave, electric range, and refrigerator and double-sinks.
  • Great detailed given to counter-space and cabinetry for storage.
  • In-unit laundry room with washer/dryer.
  • Spacious primary bedroom suites with large closets and well-designed en suite primary bathrooms.
  • Patios opening to beautiful lawn areas.
  • Fenced yard and ample parking for residents.
  • Individually metered electric meters.

Duplex: two, 3-bedroom, 2-bathroom 1200 square foot duplex homes

 

Accessory Dwelling Units (ADUs): one, 2-bedroom, 2-bathroom 1,000 square foot home, and one 1-bedroom, 1-bathroom, 800 square foot home.

 

Interiors

The interiors of the duplex and ADUs will embody aesthetic appeal while also prioritizing functionality. The objective is to develop a modern interior style and a tenant-friendly environment. The space that will be compatible with various tenant decorating styles and match their furniture, color choices, textures, and materials, while also being visually stunning and resonating with all.

There will be contrast in the kitchens and bathrooms, achieved by using opposite textures such as glass and wood, which evokes a feeling of warmth, light and dark colors, as well as solids and patterns. Along with monochromatic tones, such as muted beiges, soft whites, soft greens, the aim is to create a sense of harmony with a cohesiveness of shades; greys, greens, and blacks give more depth to the space.

The kitchens will have high ceilings with modern, sleek stainless-steel appliances and smooth porcelain countertops, adding a sense of chic sophistication.The durability of materials, such as the countertops, will be a major focus, while also making sure they will be the best fit for the project in terms of aesthetics and budget.
